Job Description

The Facilities Manager maintains and oversees a company’s grounds, office building, and equipment to ensure that the campus workspace is safe and functional.Their duties include negotiating contracts with service providers, managing onsite services, inspecting facilities to meet health & safety regulations, coordinating site maintenance and improvement projects. Oversees the day-to-day operations and maintenance of the National Service Center in San Jose which include building maintenance programs, heating, ventilation, air conditioning, HVAC, fire and life safety systems, electrical systems, plumbing systems, emergency power generators, energy management, roofing and structural maintenance, janitorial, exterior building structure, and grounds maintenance.  through directing and supervising building staff and contractors. This position is responsible for ensuring that production and the supply chain management operations are uninterrupted.

Job Duties

* Directs the activities of contractor janitorial staff and building maintenance technician responsible for general building maintenance by keeping all internal and external areas clean and free of trash and in good repair.

 

* Conducts and ensures that Preventative Maintenance is being implemented in all areas and keeps records of the same.
 

 

* Monitors all service and maintenance contracts to ensure compliance with contract requirements, periodically inspecting the property and directing remedial work as required.
 

 

* Works alongside of contractors to build, modify and reconfigure various furniture, walls, cubicles, offices, mechanical and electrical systems, etc. Monitors contractors work to ensure compliance periodically inspecting the property and directing contractor work as required.

 

* Collaborate with EHS, Production, Engineering and/or Parts Warehouse to build, modify, maintain and/or reconfigure work benches, racks, equipment, and other electrical or mechanical systems on as needed basis.
 

 

* Ensures that he/she communicates with the Executive Director/Director of Operations/Production about activities and events that may affect building operations.
 

* Obtains competitive contractor bids as prescribed in the company’s Regional Control Framework
 

* Review and approve contract/vendor expenditures by obtaining comprehensive and competitive bids as required by RCF and prepares purchase orders and pre-approves invoices for payment.
 

* Helps manage and maintain existing security systems, including but not limited to card access, closed circuit TV, monitors, and appropriate back-up recorders. 
 

 

* Available for scheduled and on-call consultation and/or work to support business operations 7x24.365
 

 

* In collaboration with EHS department, ensures compliance to applicable regulations including, but not limited to, construction permits, environmental compliance, waste disposal, building and fire codes.
 

* Manages and leads a team of maintenance technicians and janitorial employees to include skill development, cross training, motivation, and coaching, setting objectives and priorities, team building, performance management including reviews, recognition, and disciplinary action.

* Coordinates with Executive Director/Director of Operations/Production at implementing Real Estate Space Planning and  Master Plan.


* Performs other related duties as assigned.

Job Requirements

REQUIRED QUALIFICATIONS:

 

* Bachelor's or equivalent experience is required.

 

* Minimum of 5 years supervisor/management experience & demonstrated leadership skills.

 

* Minimum of 8 years of maintenance experience is required.

 

PREFERRED QUALIFICATIONS:

 

* Project management skills.

 

* Electrical / HVAC Certification preferred.
 

* Experience writing standard operating procedures.
 

* Knowledge of OSHA requirements.
 

* Industry trade experience (e.g., Electrical, Plumbing, Compressors, HVAC, Building Construction).  Certifications/Licenses in one or more area is a plus
 

* Experience with reading building schematics and drawings.
